Top 3 Buyer Frustrations and How to Avoid Them

It’s time to put your ‘buyer’ hat on and view the market in their shoes.

Often times we forget to take a step back and consider others’ perspectives. As a vendor selling privately, this exercise might be one of the most helpful tools you can use to ensure you’re advertising your property effectively.

With a multitude of listings on the market, most buyers go through a vetting process to decide which properties are worth viewing in person. As such, we teamed up with Australia’s #1 property website, Realestate.com.au, to better understand how buyers behave when searching for property on their website.

According to their internal research, here are the top three buyer frustrations and how to avoid them.

#3 – No Address Shown

40% of buyers find it frustrating when properties are listed without an explicit address. Location is a primary factor when searching for property because it allows buyers to evaluate the lifestyle and convenience your property provides.

There are other ways to help buyers evaluate your property’s location. For example, in your property description, list the distances to key landmarks like grocery stores, parks and the CBD. Notes on local public transportation are also helpful.

#2 – No Floorplan

A large majority of us are visual learners, which may explain why 52% of buyers get frustrated when property listings do not include floorplans. The connection between property photos and floorplans give buyers a more complete view of your home and allows buyers to understand the practical potential of their lives in that space. Measurements provided on floorplans are also helpful to buyers when evaluating whether the property suits their belongings, especially their furniture.

This well-rounded vision of your property is what convinces buyers that your property is worth inspecting in person.

#1 – No Price Displayed

Finally, a massive 65% of buyers find it frustrating when a property’s sale price is not displayed. With nearly every purchase made in life, budget tends to be the most important factor in the decision-making process. Since purchasing property is one of the most significant transactions someone will ever make, it’s no surprise that price is of paramount consideration.

According to Realestate.com.au, 35% of people refine their search by price and 3 out of 5 people prefer seeing an exact price point rather than a price range.

Nowadays, people are accustomed to obtaining the information they seek at the click of a button. Buyers can’t be bothered contacting you for an address or a price point, much less waiting for a response. By incorporating the details above in your listing, you will be well on your way to maximising your enquiries and finding the perfect buyer.
