How to sell my own house in New South Wales

If you have decided to sell your house without using a real estate agent in NSW then you made a good decision. Selling your own house privately is easy, although most agents will try and tell you otherwise. The facts speak for themselves, when selling your own house the overwhelming majority of people get better prices than an agent could have and the sell faster than if they had used an agent. What is most encouraging is that 100% of people who sold privately ended up with more money in their pocket than if they had used an agent.

Selling a house in NSW is really no different to selling in any other state, except that you are required to have your Vendor statement (and Sale contract) prepared prior to advertising. All you contractual requirements are and should be handled by a qualified conveyancer or solicitor.

Whether using an agent or not the contractual requirements are necessary.

The shift towards selling yourself has accelerated as a result of the internet. We estimate that over 97% of property hunters in Australia now use the internet or the for sale board to find properties. With the majority of property hunters purchasing within 10km of their existing suburb these two mediums now dominate the New South Wales property market and make selling your own home as easy as listing with buyMyplace.

Step 4. Get the right photographs

A picture is worth a thousand words. Potential buyers look at pictures first them read the detail, so if your pictures don't present your home in the best light you will find it more difficult than need be. Good photography will tell a good story. BuyMyplace has a range pf packages that come with real estate trained photographers. Don't miss out on letting your homes features shine - leave it to the experts.

Step 5: Create some brochures

Creating a leaflet that you can hand to people helps you get exposure and leaves the potential buyer with something they can think about when they have left your house. When holding an open inspection its the perfect way to show them you mean business and are professional. On buyMyplace we can prepare brochures for you or you can download the online version from your own detailed property page.

Brochures are also great to letter box drop around your street. remember if most people come from within your suburb it makes sense to talk to them directly through their letter box as well.

Step 6. Open for Inspections

- Have your printed brochures ready.
- Always have a friend with you who can help you feel secure and watch people.
- Always ask for and record ID of people coming into your home.
- Give visitors space to view the property and discuss, never crowd them.
- Always follow up people who come to an open inspection.
- Allow more than 15 minutes for 30 minutes for an open Inspection. 1 hours is ideal.
- Prepare answers to common questions and make sure you point out the reasons you loved living in your home.

Step 7. Negotiations

- Dealing directly with the buyer places you on a level playing field. No games.
- Stick to your price.
- If you are unsure about negotiating get the experts to do it. You can find them by calling us at buyMyplace
1300 289 697
- Have a contract ready for signing. Once they agree get it in writing.
- Never accept a verbal offer. An offer is not an offer until its in writing.
- Agents are not the best people to do price negotiations. The best people are independent negotiators who have only your best interest at stake, not a commission payment.

Step 8. Deposit and settlement

When a buyer agrees to a price, get a deposit from them (usually 10%). This should go straight into your conveyancers or solicitors trust account. You can apply to have this released, but you must go through the application process for this. Speak to your legal representative for further details on this.

Do not remove your advertisement or for sale board until after settlement. If the contract falls through for whatever reason you want to make sure that you still have a flow of buyers coming through. Get all the leads and any new ones and call them back if this does happen.

Only put your sold sticker on once settlement is complete. In the meantime while settlement is occurring place under contract on your website. You will surprised how many calls you will get and this is always very comforting.

Step 9. Handover

Remember when you had the keys over to the new owner your house should be in the same condition as the day you sold it to them. Only hand the keys over when your conveyancer or solicitor have completed the transactions and informed you it is okay to hand the keys to the new owner. Never let a prospective buyer take possession before settlement occurs. Never.

Step 10. Celebrate

Congratulations. Pop the champagne , you just sold your first property and saved yourself a fortune. You have probably saved enough for an elaborate overseas holiday or a brand new car. How you celebrate your savings is up to you. Remember to tell all your friends how easy and fast it was.
